Newly renovated villa in the residential area of Prague’s Vinohrady offers 6 luxury apartments for rent. The villa is surrounded by a large garden, which due to its proximity to the centre offers an unusual experience of peace and relaxation without compromising on the commuting distance to key locations. All apartments are furnished with custom made furniture and are fully equipped. The appeal of modern living is enhanced by the connection of all apartments to the LOXONE system<\/span><\/a>, which integrates control of lights, underfloor heating, ceiling cooling and blinds.<\/p>\n

Depending on the type, the apartments have their own front garden, terrace or loggia. In the garden, a modern gazebo has been newly built<\/strong>, in which home-office facilities, sauna, barbecue with outdoor kitchen are ready for use. There is also a children’s playground and places to relax in the nature. Each apartment has 2 parking spaces and a cellar.<\/p>\n

The author of the unique set of residential villas in Vinohrady from 1925 is architect Rudolf Kv\u011bch<\/strong>. The authors of the architectural design of the reconstruction are Papundekl Architects<\/strong><\/a>. Due to the timeless qualities of the original design, we preserve the basic material and layout of the house, including its original use – housing.<\/p>\n

The characteristic feature of the house is its division into three basic parts<\/strong> – a plinth of masonry with cellars, a plastered brick part with flats and a high gabled roof with clay tiles. As part of the reconstruction we propose to extend the lower part – the plinth of the house – southwards into the garden. Thanks to this extension we get two new flats, on the roof of which with extensive greenery a generous terrace<\/strong> for flats one floor higher is created. The extension continues the existing solid masonry foundation with the same material, so it becomes an integral part of the house. For the existing four flats on the ground and first floor, layout modifications are proposed, including in particular the possibility of a generous connection between the living space and the bedroom.<\/p>\n

A large duplex apartment is then created in the attic part of the house.<\/p>\n

On the plot we design a garden gazebo with facilities for the inhabitants of the house<\/strong> with a small exercise room and an outdoor kitchen in the spirit of the regular urban grid. The gazebo also serves as a protection against noise from Bene\u0161ovsk\u00e1 Street. The building is designed in masonry with a regular wooden grid of columns and ceiling beams. Thanks to the use of identical material, it forms a single unit with the residential villa and its extension.<\/p>\n
